Design Build Philosophy


AMI Mechanical, Inc. takes a pro-active approach to the needs of each project. We ensure a single point-of-contact responsibility for each Mechanical Design Build Project. Our services include all appropriate design and construction tasks. We work together with the General Contractor as a team player with open communications throughout the project.

We provide a full and successful turn-key project utilizing our management capabilities. We will work closely with our engineering consultants for a complete design analysis to ascertain the mechanical and plumbing needs of the facility owners and operators. We provide all necessary design build services needed for the success of this project.

Upon receiving a Notice to Proceed AMI Mechanical, Inc. begins the Design phase working closely with our consultant to protect the integrity of the project. Our preconstruction strategy starts with a cost analysis of the materials, equipment, construction methods, and schedules to understand the impact they have on project cost and time. AMI wants the owner and design team to have complete information for making the best decisions before the construction phase starts.

Project costs are tracked from the conceptual estimate through the final construction document estimate or (GMP). In this manner all pertinent items related to the project, and the customers needs, are tracked for scope comparison from one estimate to the next.

In this way accurate estimates are attained even during the early phase of design unknowns. Our estimate process identifies any areas of uncertainty. The initial estimates are prepared in detail for the benefit of the client to make the most informed decisions, even at the earliest phase of design.

Complete estimates can be provided at initial concept, the end of schematics, design development, 50 percent documents, permit set, and finally at construction documents for a final GMP. During these periods, system comparison of pricing, performance, maintenance, and flexibility are typically performed to best suit our client's needs and objectives.

Our main concern is to establish and understand our client's needs and objectives in building the project. We use this information to establish a sound conceptual budget with a clearly defined scope. The objectives of our Preconstruction process are threefold, to clearly define scope, accurately determine costs, and to communicate the results for optimum decision making.

By utilizing a collaborative approach communications are streamlined to help resolve issues and concerns. The goals here are to gain the clients trust and deliver a successful project for each involved team member.
